  • The home they selected had to be completely remodeled, while they had virtually no contact with any of the contractors, and never set foot on site.

  • Conducted the entire search process through pictures and video tape.
  • Successfully served as liaison, and stayed in constant contact with the client and all third-party consultants.
  • Used extensive relationships and knowledge of the purchase process to ensure a seamless project.

  • The Pappas family purchased their new home before selling their existing home, as is often the case. This placed a tremendous amount of pressure on them as sellers.
  • It is in such situations that clients and agents learn a lot about each other, and relationships can become either very close or very fractured.

The Solution:

  • Used negotiating acumen and market knowledge to convince the seller of their new home to agree to a price below market value.
  • Used solid relationships to find the right buyer for their home, and facilitate a rapid process.

The Challenge:

This was a complicated, expensive project, that required my involvement through every stage - including securing a lender, finding the right investors, determining how best to split the land, etc.

The Solution:

  • Purchased the land for $3,650,000, and split the lot into two separate parcels.
  • Hired the architect, contractor, geologists, engineers, design team, etc. and successfully built two homes.

The Result:

  • Sold both homes for a combined sales price of just under $11 million - the highest sales in Pacific Palisades in many years.
  • The traditional home sold before it was actually on the market and the Mediterranean home sold the first day.

Working with professionals who buy and sell homes as a business requires a very different approach, and presents a very unique set of challenges, including:

  • Recognizing the opportunity before anyone else.
  • Committing up to 1.5 years from purchase to rehab or development, to representing on the other end.
  • Pricing the project for the developer.
  • Delivering on that price.

The Solution:

  • Using an extensive network of contractors, architects, etc. who know me and how to successfully work with me.
  • The team is in place, the communication is in place - we know what to expect, and how to get the job done.
  • Able to make high-end subs recommendations for my clients' smaller projects - because I'm sending them bigger deals at other times.
